The Renaissance Apartments High-rise Renovation
We were the prime consultant on this HVAC, Plumbing, Fire Protection, and Electrical upgrade of The Renaissance Apartments (formerly known as 99 Tower Place) on Main Street in Memphis. This high-rise is the 9th tallest building in Memphis with excellent river views. It’s the tallest “all-residential building” in Memphis.
We provided a report, recommendations, estimates of probable costs, and prioritized replacement needs followed by construction documents. This allowed a “shopping list” approach to the renovation spending funds available on the most important needs.
We replaced old fire-tube boilers with a hybrid variable flow high-efficiency hot water system for heating the building.
The cooling towers and both centrifugal chillers were replaced with magnetic bearing oil-less high-efficiency chiller machines. This made their plant one of the most efficient central plants in the City.
The domestic water heating system was replaced increasing reliability and efficiency.
New domestic water booster pumps were installed replacing an inefficient constant volume booster system with a high-efficiency variable speed drive system using pressure and demand control.
A direct digital control system was added to observe and maximize the performance of all newly installed equipment.
We provided all construction documents and construction observation.
